Förderung des Umbaus von Betriebsgebäuden

Der Umbau von Betriebsgebäuden kann wie eine Neuinvestition gefördert werden, wenn es sich um eine Modernisierung oder eine Erweiterung handelt. Reine Renovierungen werden allerdings nicht gefördert. Die Förderung beim Umbau eines Betriebsgründstücks wird meist zur Reduzierung der Finanzierungskosten eingesetzt, da die zinsgünstigen Darlehen einfach billiger sind. Reichen Eigenkapital, die Bewertung des Objekts und die zusätzlich verfügbaren Sicherheiten nicht aus, kann die Finanzierung durch Nach­rangdarlehen und/oder Sicherheitenersatz ergänzt werden. Förderdarlehen mit Haftungsfreistellungen gehen nur in wenigen Fällen, da die Verwendung stark eingeschränkt wurde (zugunsten der Nachrangdarlehen). Zuschüsse und Zulagen sind möglich, solange es sich um Erweiterungsbauten beziehungsweise Modernisierungen handelt. Reine Renovierungskosten werden nicht bezuschusst. Energiesparinvestitionen werden der Modernisierung zugerechnet.
